Location, location, location!

Tucson is located just 1½ hours from Phoenix, a bustling modern city full of cultural offerings and major city events. On the outskirts of Phoenix lies Scottsdale with its international shopping and “Beverly Hills” appeal. From Tucson it’s easy to enjoy overnight excursions to the charming historic community of Prescott, the red rock plateaus of Sedona (known for it’s psychic and healing properties,) or the mountainous pine forests of Flagstaff.

Puerto Penasco (Rocky Point, Mexico) is located just 63 miles from the Arizona/Sonoran border on the northeastern shore of the Sea of Cortez and takes about 4 to 5 hours to reach from Tuscon.. It is a seaside oasis surrounded by pristine beaches, beautiful bays and championship golf courses. You’ll see colorful marketplaces, boat marinas, the Cet Mar Aquarium, and Bird Island, or you can just enjoy the miles of exquisite sandy beaches and reefs. Snorkel with the sea lions, wind sail on the waves or just sit back and watch the dolphins play in the surf. You can hop over the border at will to enjoy an afternoon of Mexican culture and revelries, whenever the mood strikes you for cold cervesa or salsa dancing! It’s a little over an hour to the border crossing.

Did you know that although Arizona is known for its gorgeous deserts it actually presents a very diverse topography? More than half of the state features mountains and plateaus and it contains the largest stand of Ponderosa Pines in the world. For an awe-inspiring adventure consider an excursion to the Colorado River and the majestic Grand Canyon. The canyon is one of the seven natural wonders of the world and is largely contained in the Grand Canyon National Park—one of the first national parks established in the United States.

If you are looking for even flashier excursions, you can catch a plane at the Tucson Airport and within an hour be in Los Angeles or Las Vegas. In less than three hours you can be sipping California wines and eating fresh caught crab on the wharf in San Francisco.

You don’t have to leave Tucson at all to enjoy the beauty and benefits of the Sonoran Desert. Stay local and visit the indoor/outdoor Sonoran Desert Museum, play on any of the five area golf courses, or take an ATV adventure tour of the local valleys. Mount Lemon offers skiing in winter and is only 25 minutes away. If you are a “sit and soaker” then rest assured. Tucson is home to some of the world’s finest spas. It is also home to the International Gem show, an annual rodeo and just this year hosted the International Transgender Conference, FYI.

What else can you do? Well, what about an Olivia cruise or resort vacation? Being a member of the Olivia Communities means that you will always be the first to learn about our vacation destinations, weekend Fling packages and international cruises and resorts.

Health and Medical Care

Olivia Communities may be your home for the rest of your life. As we age it’s important to consider our future needs. Rest assured that Tucson provides superior health care services and comprehensive programs for wellness. The presence of the University of Arizona attracts a unique group of researchers and scientists in the medical field, and that translates to exceptional coverage from alternative and traditional care providers.

Taxes

  • Property taxes in Tucson are among the lowest in the nation at just ½ to 1%. Given how low purchase prices are to begin with, that makes these taxes extremely appealing.
  • Sales taxes: If you buy inside city limits you will pay 7% Sales Tax; if you purchase in the county territory, then it is 6%.
  • Approximate Income tax: 8%

Climate

Here is a weather chart for several regions in Arizona, including Tucson. It can get hot, averaging a high of 100 degrees in July and August. However, from September through May it is pretty ideal, if you enjoy temperate weather, warm days and blue skies. If 100 degrees is a little too hot for you, fear not! Olivia will schedule several travel packages to make sure you can get out of Dodge for the summer, while still staying close to those you love and have grown close to.

Many residents of Tucson are “Snow Birds,” coming to live here 6-9 months a year when their own regions become too cold as winter sets in. You can make your condominium at Olivia Communities, Tucson a second home investment, if you just aren’t ready to plant your stakes full-time. Actually, we expect that that is exactly what a lot of you will be doing, so don’t feel like you’ll be left out if you are not a year-round resident.
